Utilities and infrastructure. Electric, natural gas, water, sewer, and telecommunications capacity at the site, along with contact information for each provider. 

Transportation. Highway access, distance to interstate, rail availability, and drive times to regional airports and markets. 

Workforce data. Labor force size, wage rates by occupation, commuting patterns, educational attainment, and the training capacity available through TCAT Livingston and our K-12 system. 

Demographics and market data. Population, households, income, retail trade area, and traffic counts, including custom pulls where required. 

Incentives. State and local incentive programs that may apply, including FastTrack, tax increment financing, PILOT arrangements, Opportunity Zone treatment, and federal rural development programs.
